01 — THE OPPORTUNITY
A remarkable property hiding in plain sight
Riverside Hotel occupies one of Fort Lauderdale’s most distinctive positions: a historic property on Las Olas Boulevard, overlooking the New River and woven into the city’s identity.
Its history, architecture and local affection offer something newer hotels cannot manufacture. The opportunity was not to reinvent Riverside, but to make its existing character more visible, cohesive and relevant.
How could Riverside preserve what people already love while becoming impossible for a new generation to overlook?

Four strategic observations shaped the direction
Legacy
Riverside possesses a history, identity and local affection that newer hotels cannot recreate. Its past should become an active part of the guest experience—not simply background information.
Location
The property connects the energy of Las Olas with the quieter rhythm of the New River, creating an unusually strong sense of place.
Experience
Its dining, courtyard, pool, event and riverfront spaces offer the ingredients for one cohesive journey, but they need a clearer story connecting them.
Relevance
A more consistent visual, editorial and programming system could make Riverside easier to recognize, remember and share with a new generation.
